Marketing & Lead Generation
A great website is how customers find you. Lead generation is how you go find them first. Ours is called The Morning Leads, and it puts new jobs on your phone before your trucks roll out.
Most marketing waits. You run an ad, you post on social media, you rank on Google, and then you wait for someone to call. That works, and every site we build is made to win those calls. But the businesses that grow fastest don’t only wait. They know where the next job is going to be before the customer picks up the phone, and they get there first.
For a lot of trades, that information already exists. When a construction project is about to start, it leaves a paper trail in the public record: a building permit, and in Florida, a Notice of Commencement recorded with the county. Those filings name the property, the work and very often the contractor running the job. The company that reads them every morning and calls first wins the work. The company that waits hears about the job when a competitor’s dumpster is already in the driveway.
The Morning Leads is the system we built to do that reading for you. It is a division of Baltimore Web Developer, built and run by the same team that builds our client websites, and it is live today for businesses serving Palm Beach and Broward counties.
What The Morning Leads Does
Think of it as a morning newspaper written for one reader: your sales team. Every morning it reads the new filings, throws out the ones that don’t matter to you, finds the people behind the ones that do and hands you a short list of jobs worth a phone call. You open it with your coffee, and by the time your crew is loading up, you already know who you’re calling today.
- 1
The Record Is Read Before You Wake Up
Each morning the system pulls the newest building permits and Notices of Commencement from 14 county and city sources across Palm Beach and Broward. Nobody on your team has to log into a single clerk's portal.
- 2
Every Filing Is Graded for Your Trade
A reroof is a great job for a dumpster company and worthless to a sign shop. Each filing is graded Great, Good or Fair for the work you actually do, and the ones with nothing in them for you never reach your list.
- 3
You Get Who to Call
Every lead arrives with the contractor on the job, the office phone, a published email when one exists, the license record and the business address. When no contractor is named yet, you get the owner or developer, so you can ask who is building it.

You Work It From Your Phone
One tap to call, a short script written for your trade, a button to record how the call went, and a follow-up date that sets itself. Follow-up emails go out from your own address on a schedule built to land in the inbox.
Most jobs aren’t won on the first call. A contractor who already has a dumpster lined up today may need one on his next three jobs, and the company that keeps showing up politely is the one he remembers. That’s why every lead stays in your workspace after the first call, with notes on what was said and a reminder on the day you agreed to check back. Nothing slips through the cracks because somebody forgot to write it down, and a new hire can pick up the list on day one and know exactly where every conversation stands.
Why Public Records Beat Bought Leads
Most lead services sell you a name off a list or a homeowner who filled out a form on some other website, then sell that same person to four of your competitors before lunch. You pay whether the lead was real or not, and you end up racing strangers to a customer who is already tired of the phone ringing.
Every lead in The Morning Leads comes from a filing a real owner or contractor made with a real government office. Nothing is bought from a list broker. A permit or Notice of Commencement means money has been committed and work is about to start. It isn’t someone browsing. It’s a job.
The public record has always been open to anyone. The problem is that it’s spread across county clerks and city permit portals, each with its own search screen, and none of them were built for a sales team. Almost nobody has the time to read all of them every morning. That’s exactly the work the system takes off your plate.
Your Brand on Every Job, Not Ours
Calling a contractor cold is easier when you have something to show them. Every lead gets its own job page in your logo, your colors and your phone number, laid out with the setup that particular job is going to need. You send the link with your first email or text. When the contractor opens it, a bell rings on your dashboard, so you can call while they’re still looking at your name.
Your customers never see The Morning Leads. They see a company that already knows their job and showed up prepared. The relationship stays yours. We don’t call your contractors for you, and we never sell your leads to anyone outside your trade’s two spots.
Two Spots per Trade, per Market
A lead loses its value the moment ten companies call the same contractor on the same morning. So each trade gets two subscriptions in each market. Two companies can each build a real pipeline from the same filings, and at most one other company in your trade ever sees what you see. When both spots in a trade are taken, the next company waits for one to open.
That limit is the point. It keeps the leads worth calling, and it means the businesses who start early hold their place.
Who It Serves Today
The Morning Leads opened with dumpster and roll-off rental, because a reroof, a remodel, a demolition or a new build almost always needs one. Junk removal is next, working from the same renovation and cleanout filings. Fencing, site security, storage containers and equipment rental follow, since every new site needs them before the first wall goes up.
Coverage today is Palm Beach and Broward. New markets open only when their permit and Notice of Commencement sources are connected and reading cleanly, so a market never goes on sale before the leads are really there. If your trade or your area isn’t listed yet, call us and tell us what you do.
What It Costs
Three lines, nothing hidden:
- Setup, $1,500 One Time: your job pages built in your branding, your call script written for your trade and the grading tuned to the jobs you want.
- Subscription, $249 a Month: fresh graded leads every morning, the full workspace, follow-up reminders, the bell when a contractor opens your page and direct support from Tony.
- Research Credits, at Cost Plus 25%: every lead takes real research, from reading the filing to finding the contractor’s phone, email and license. You pay what that data costs plus 25%, from credits you top up, and you see every charge.
The first payment is $1,799: the setup, the first month and $50 in starting research credits. Before any of that, you get to see it work for free.
Read Your First Edition Free
The free trial runs seven days and delivers 20 real leads for your trade: ten the day it starts, then two every morning. You get the same workspace subscribers use, including the call script, the After the Call buttons, the follow-up reminders and job pages in your own branding, so you can see exactly what your customers would get from you. No credit card and no contract. When the seven days are up, you decide.
How It Works With Your Website
Lead generation and a strong website do the same job from two directions. The Morning Leads goes out and finds the work. Your website is what that contractor checks right after you hang up, and it’s what wins every customer who finds you on their own. A site that loads fast on a phone, with one-tap call buttons on every page and a request form that really reaches your inbox, turns that first impression into a booked job.
That’s why both live under one roof. The team that builds The Morning Leads is the team that builds our client sites, and our own builds hold the #1 spot on Google for their main searches. If your current site would cost you the job the moment a contractor looked it up, we’ll fix that too. You can see our website packages or the sites we’ve built.
Common Questions
How Fresh Are the Leads?
Your list comes from filings made in the last couple of days and lands every morning. Examples shown in public are at least a week old, and a job delivered to a trial is never shown publicly.
What Is a Notice of Commencement?
It’s a form recorded with the county clerk before work starts on a construction job in Florida. It names the property owner, the contractor and often the lender, which makes it one of the earliest public signs that a project is about to break ground.
Do I Need a New Website to Use It?
No. The Morning Leads works on its own, and your job pages are built as part of setup. If your current site is slow, hard to use on a phone or missing a working way to call you, though, it’s worth fixing, because the contractors you call will look you up.
Is There a Contract?
The trial has none and needs no card. If you decide to subscribe, Tony walks you through every term of the agreement before you pay a dollar.
Will It Come to Maryland?
New markets open one at a time, as their permit sources are connected and proven. If you run a trade business here at home and want it in your county, tell Tony. Demand from a market is one of the things that decides where the next edition opens.
